STORE DESIGN & CONSTRUCTION PROJECT OVERSIGHT MANAGER



Job description

Duties & Responsibilities



1.

Project Planning & Monitoring


  • Collaborate with the Project and Design teams to develop project timelines, milestones, and deliverables.
  • Track and monitor progress of store opening projects from planning to handover stage.
  • Coordinate with cross-functional teams including Design, Procurement, and Operations to ensure timely project execution.



  • 2.

    Cost Control & Budget Management


  • Prepare, review, and manage project budgets and cost estimates for each store development.
  • Monitor project expenditures against approved budgets and provide variance analysis.
  • Evaluate cost-saving opportunities without compromising design or build quality.
  • Lead tender evaluations, cost benchmarking, and contractor negotiations to ensure value for money.



  • 3.

    Procurement & Vendor Coordination


  • Support procurement of contractors, suppliers, and consultants by ensuring accurate scope and pricing.
  • Work with quantity surveyors, architects, and engineers to validate cost estimates and BOQs.
  • Track contractor claims, progress payments, and ensure compliance with contractual obligations.



  • 4.

    Reporting & Documentation


  • Prepare regular project and cost reports for senior management, highlighting progress, issues, and financial status.
  • Maintain accurate records of contracts, variation orders, payment certifications, and budget changes.
  • Ensure proper documentation and compliance with internal controls and company policies.



  • 5.

    Risk Management


  • Identify potential project risks related to cost, timelines, and regulatory approvals.
  • Implement mitigation plans and escalate critical issues to management as needed.
  • Job Requirements

  • Bachelor’s Degree in Quantity Surveying, Civil Engineering, Architecture, Construction Management, or related field.
  • Minimum 5–7 years of experience in project cost control, preferably in retail/F&B rollouts or commercial construction.
  • Strong understanding of project budgeting, tendering, and construction cost management.
  • Proficient in MS Excel, project management tools (e.g., MS Project), and cost control software.
  • Knowledge of local building regulations, permit processes, and vendor practices in Malaysia.
